IMHO: if I own land with water running through it to your land, I shouldn't dam it, totally consume it,
or pollute it before it gets to you. Land should be treated as such a natural resource also. On one end of the spectrum, residential land should be kept so that it is suitable for living for the next owner. At the other end, if I own mineral rights, we should expect the value of those mineral rights to reach zero when
the minerals are depleted. Topsoil or farmland is in between. There will be some wear & tear, but there should be proper land management to extend the fertility as long as possible.
As for loyalty, it is to everyone's benefit to put it in writing, for instance in the form of a lease option.
